What Is a Dry-Lay Patio?

A dry-laid patio or walkway is built without a poured concrete slab underneath. Instead, the surface materials sit on top of a carefully prepared base of compacted stone and bedding material. This layered system allows for a little movement, which is especially important in and around Lancaster County, where winter freezing and thawing cause the ground to expand and contract. Natural Stone

Natural stone offers timeless character and variation. Around here, two of the most popular options in our region are Pennsylvania Bluestone and Pennsylvania Flagstone.

Polymeric Sand vs. Mortar: What’s the Difference?

Most dry-laid patios and walkways use polymeric sand between joints. When activated with water, polymeric sand hardens to reduce weed growth and insect intrusion while still allowing a bit of flexibility. That flexibility is beneficial in our region’s freeze–thaw conditions.

Polymeric sand is commonly used with:

  • Manufactured pavers
  • Brick pavers
  • Natural stone in traditional dry-lay applications

Mortar, on the other hand, creates a rigid bond between materials. It’s often used with tightly cut natural stone or in applications where a more permanent, fixed installation is preferred.

However, in climates like ours in Pennsylvania, rigid mortar joints can be more vulnerable to cracking when the ground moves. That’s why it’s important to choose materials and installation methods with seasonal soil movement and drainage in mind.

Long-Term Performance & Maintenance

No matter which surface material you choose, longevity depends heavily on a solid, well-prepared base and proper drainage. A well-installed dry-laid patio can look and perform beautifully for many years, although you may occasionally need simple maintenance like re-sanding joints or minor leveling.
